Welcome to Building Services & Cloudpermit Online Application Program

If you apply via Cloudpermit, you will receive email updates of the progress of your application and you can download your permit all digitally, saving you time! Online payment option will be coming soon.

For any inquiries related to permits, fees or the application process, please contact our department directly at (519) 736-5408. We are here to help! Appointments are not necessary but recommended. 

This year we are fully transitioning to our Cloudpermit Software and will be limiting in person or email applications. It is possible to discuss your project and confirm that it meets our Zoning By-law, Building Code and application requirements by email or phone call. It is recommended that you meet with a Registered Designer that has a BCIN (Building Code Identification Number) or for more extensive projects an Architect or Engineer.

When is a Permit required
 

We issue a variety of permit types:

 

  • Addition/Renovation Permits
  • Decks
  • Demolition Permits
  • New Residential Permits
  • Plumbing Permits
  • Septic/Sewer Permits
  • Sewer Connections/Repairs (private property)
  • Sign (Permanent) Permits
  • Swimming Pool Permits
  • Temporary Tents

 

Failure to obtain a permit when required may result in costly delays or legal action.

Please note, when building permits are finalized, the information of the improvement, construction or change to the property is provided to the Municipal Assessment Corporation (MPAC). This will result in an increase to the assessed value of the property. Information of this increase is provided to the Municipality and will result in Supplementary bills being charged.

 

When is a Permit NOT required

You do not require a Building Permit for the following:

  • Replace existing same-size doors and windows (subject to distance from property lines)
  • Install siding on small residential buildings (subject to distance from property lines)
  • Build a roofless deck under 24" from ground
  • Build a utility shed under 161 sq. feet
  • Re-shingle a roof
  • Dry-wall or plaster
  • Paint or decorate
  • Install kitchen cabinets / bathroom cabinets

Please note that most permits are subject to applicable fees and deposits.  Your permit application must accompany 2 sets of structural drawings, including a site plan and any other applicable forms/approvals as well as the deposit.  We regret that we cannot review incomplete applications.

Right of Way Permits (New Homes)

The Building Department collects the application and fee for Right of Way permits for all new homes construction only, for the curb cut and / or finishing of the driveway approach. For existing homes in cases of adding, widening or finishing existing driveways, please call 519-736-3664, or visit the Public Works Department at 512 Sandwich Street S. You can also download the application from our website at Engineering and Public Works.

 

Water Meters (New Homes)

The Building Department collects the application and fee for meters in new home construction only. For all other water services and inquiries please call 519-736-3664, or visit Engineering and Public Works Department at 512 Sandwich Street S or visit our website at Engineering and Public Works.

Three (3) options are available:
